Each listing includes photos, rental price, and property details.Step 2 — Submit Your Application:
Complete our rental application form. Per Georgia law, an application fee may be required and is non-refundable. All applicants 18 and older residing in the home must submit a separate application.
Step 3 — Application Review:
We review all applications fairly and in accordance with Georgia's Fair Housing Laws. Our screening process includes a credit check, background check, rental history, and income verification. We aim to respond to all applications within 3 to 5 business days.
Step 4 — Approval & Lease Agreement: Approved applicants will receive a written lease agreement outlining all terms in full — including rent amount, due date, late fees, maintenance responsibilities, and move-in requirements. Georgia law requires all lease terms to be clearly disclosed before signing.Step 5 — Security Deposit & Move-In: A security deposit is required prior to receiving your keys. In accordance with Georgia law, your deposit will be held in a separate account and returned within 30 days of move-out, provided the terms of your lease are met.Step 6 — Welcome Home!
Once your lease is signed and your deposit is received, you will be given your move-in date and keys. We are committed to making sure every resident feels welcomed and supported from day one.

Yes. A non-refundable application fee is required for each applicant 18 years of age or older who will be residing in the home. This fee covers the cost of background and credit screening.
What do I need to qualify?
Generally, applicants are required to show proof of income of at least 2.5 to 3 times the monthly rent, a satisfactory credit history, a positive rental history, and a clear background check. All applicants are evaluated fairly and in accordance with Georgia's Fair Housing Laws.
How long does the application process take?
We aim to review and respond to all applications within 3 to 5 business days of receiving all required documents.
Are pets allowed?
Pet policies vary by property. Please refer to the individual listing or contact us directly to ask about pet accommodations for a specific home.
What utilities are included in the rent?
Utility inclusions vary by property and will be clearly outlined in your lease agreement before signing. We believe in full transparency — there are no surprises.
How much is the security deposit?
The security deposit amount will be listed with each property. In accordance with Georgia law, your deposit is held in a separate account and returned within 30 days of your move-out date, provided all lease terms have been met and the property is returned in good condition.
When is rent due and are there late fees?
Rent is due on the 1st of each month. Georgia law permits landlords to charge a late fee if rent is not received by the agreed upon date. Your lease agreement will clearly outline the late fee policy before you sign.
What is your maintenance and repair policy?
We take maintenance seriously. Peario Holdings LLC is committed to ensuring all properties are well maintained and meet habitability standards as required by Georgia law. Maintenance requests will be acknowledged promptly and addressed in a timely manner.
What happens at the end of my lease?
As your lease end date approaches, we will reach out to discuss renewal options. If you choose not to renew, Georgia law requires proper written notice — typically 30 to 60 days — prior to vacating. Full details will be outlined in your lease agreement.
